Venue Tower Apartments called for 94 apartment units over 11 stories, with floor-to-ceiling glass in the heart of downtown, near entertainment and dining, tailored towards young professionals who frequent the Grand Rapids nightlife and entertainment. The complex resides above 20 Monroe Live, a new three-story entertainment and event center that can hold roughly 3,000 people, and hosts up to 120 shows a year. The complex includes studio apartments, one- and two-bedroom apartments, and 24 micro-units, which include a number of built-in features to maximize space. A club room, fitness center, and outdoor deck were also included. With the design process beginning in May 2015, and construction beginning in February 2016, the project was complete in April of 2017.
Some challenges faced include fitting apartment units and an event venue into a tight urban site, and capitalizing on shared infrastructure while maintaining acoustical separation. Extensive acoustical treatment was provided to ensure apartment residents would not hear the noise from events.
To complete this project successfully, our team had extensive design meetings with the client to detail the product that they wanted to bring to market. We spent time visiting other projects and generated models to show the vision. To accommodate for the apartments needing to be located above the event center, we created an impressive 35-foot tall lobby space with a very contemporary and modern design. The end product is a 90,000 SF building.
